Why should I use a letting agent?
Hiring a letting agent has big advantages. An agent has more purchasing power when it comes to marketing than most individual landlords, so they may find tenants for the property more quickly. They can also handle the negotiations with would-be tenants – from showing them round the property to drawing up contracts – which can otherwise be time consuming and sometimes daunting.

Once the property is let, the agent will still offer valuable services, from collecting rent to handling maintenance (where they may have negotiated discounts from preferred suppliers). That can be a huge benefit if, say, the central heating breaks down on Christmas Day, or a pipe bursts in the middle of the night.

Who will conduct viewings on my property and when will they occur?
Frederick and Co ensure all viewings to your property are accompanied by one of our highly trained members of staff, 7 Days a week.

How will the rental value of my property be determined?
We will complete a free valuation of your property, taking into account other properties in the area, local rental market conditions and other various factors surrounding the property. If you are happy with the valuation, we can market the property the very same day.


Do I have to pay a deposit?
It depends on your tenancy agreement, If the tenancy agreement requires you to pay a deposit (usually equal to one month’s rent) then you will need to do so to occupy the premises. All deposits are held in a Tenancy deposit scheme and we are required to do this.

Is my landlord allowed to enter the property without my permission?
You are not allowed to deny the landlord access to his property for routine inspections. However, your landlord must give you 24 Hours’ notice and set up a suitable time before arriving at the property

What do I do if my Tenancy agreement has expired?
A short while before the tenancy expires, we will be in direct contact with the tenant and the landlord of the property. If the tenant would like to stay at the property, we will contact the landlord asking if this is suitable for him. We can then draw up a new contract with any additional clauses if needed.


I want to sell a property, what do I do first?
First of all, you need to receive a valuation to find out how much your home is worth. We recommend asking at least three different estate agents to value your home. Ask them about the services they offer, the current state of the housing market and the purchase price you can realistically achieve

How long will it take to complete my sale?
Both your position and the buyers position need to be taken into account before this question can be answered accurately. You should really expect 12-14 weeks to complete the sale once an offer has been accepted.
