LOCATION Located in the family friendly Springfield area in north Chelmsford, the house is within walking distance of four primary schools and two secondary schools as well as local shops, doctors, chemists, dentists and takeaways. Sainsbury and Asda supermarkets are just a short drive as is the A12 and Chelmsford City Centre can be walked to in around 30 minutes or there is a very good bus route. There are also a number of children's parks and green spaces for getting those all important walks and jogs in!

OVERVIEW OF ACCOMMODATION Upon entering via the entrance hall you will pass a Ground Floor W/C (not present in all three beds in the area) and move into the Lounge, from which the stairs rise to the first floor. Through the Lounge you move into the Dining Room from which you can access both the Kitchen and Conservatory. At the very least we think the Kitchen & Dining Room could be knocked through to create an open plan family space, but we also believe there is much more scope for extension as discussed further on.


On the first floor as you would expect is the bathroom and three bedrooms. The property was extended on the first floor to the front many years ago and so know has three double bedrooms with the 'box room' now measuring 15'4 x 7'10.

The rear garden is deceiving on first sight as it appears the conservatory has taken a lot of its depth but the garden does in fact wrap around both sides which leads us to believe that the house could be significantly extended subject of course to obtaining the necessary permissions. Planning was granted for a single storey 'Granny Annexe' back in 1998 but this has of course now lapsed.
